How Easy Is It To Get a UK Mortgage If You Have a Bad Credit History?

By: Brian Harbinson

How Difficult Is It To Get a Home Loan in the UK With A History of Bad Credit?

There are a lot of people who will experience credit problems some time in their lives. Actually, last year alone, mortgages for people with bad credit accounted for over 14% of all UK mortgages. This segment grows annually.

There are many reasons that cause people to have a less than favorable credit score. Commonly, the person is just a victim of bad luck. Typical circumstances might include Poor Health, Redundancy, Separation, Bereavement and Bankruptcy. Any of these life changing factors can cause homeowners to fall behind on their mortgage.

The main indications that you could have a less than favorable credit rating are: You have entered into debt agreement. You have one or more court judgments against you. You've been declared bankrupt. You've been overdue with a previous loan.

Until recently, having unfavorable credit could seriously restrict your chances for getting a home loan. The chances were that you'd need to speak with a professional mortgage lender take an interest rate that is higher than typical borrowers.

But UK Mortgage Lenders are becoming increasingly understanding to those with poor credit ratings. They are more interested in making a point to seek out those that are normally dependable borrowers but who have simply had a little bad luck. Several standard lenders will now offer home loans for those people with an unperfect credit history.

In the past several years, the range of UK mortgages from mainstream banks and building societies has substantially grown. The added competition can mean that deals being offered to borrowers with bad credit are now even better. There are lower rates and terms that are more favourable. The advantages when borrowing from these types of lenders is that they will usually offer you the chance to change to one of their normal best mortgage rates within two or three years - assuming you've been paying your payments on time.

In fact, people with only slightly bad credit histories will often realize that the interest rates that have been offered to them are no more than 1% higher than the usual variable rate. Sometimes they will discover that they are even eligible for the exact same uk mortgage deals being offered to mainstream borrowers.

For those who've got notably bad credit, what tends to happen is, the more severe the credit history, the higher the interest rate gets. At the high end of the scale, newly discharged bankruptcies and others with more serious credit issues may pay rates up to 11%. Fortunately these rates won't apply to the majority of borrowers, so don't get discouraged.

If you have a poor credit record, one thing that will help is by making regular payments on any financial debt. Mortgage lenders need to see regular constant payments. The amount you pay doesn't matter. It's the consistency they are searching for. Combined with a good means, this can really better your credit record. These two things are the main ways that those that have positive credit ratings got those ratings.

Mainstream borrowers can now expect many different choices of Home loans: fixed mortgages, variable rate mortgages, trackers the list keeps going on. The best news is that the majority of these are currently made available with bad credit mortgages. Almost all lenders who work with bad credit situations now provide close to the same choices to those in the mainstream mortgage market. Fixed rate mortgages over two or three years are becoming really popular for the security they provide. Even if interest rates vary, payments on a fixed rate mortgage remain the same each month.

To get the best deal on your mortgage, it pays to get some advice from the professionals when seeking a credit mortgage. Talk with a bad credit mortgage specialist, who will be able to review a greater selection of home loans for you. Search to find one that works for you. Just as long as your finances are controlled today and you've met all the legal commitments concerning your past debts, you have a good chance to get a remortgage or home loan.
