How To Achieve a Quick Property Sale in 2007

By: APP Manager

Sell your Property Quickly in 2007

You know how it is. You have found the home you want and had your offer for it accepted by the seller. Now you need to sell your current home, a goal that won't be difficult to accomplish according to your real estate agent. Your home then goes onto the market and there is a bunch of interest from possible buyers in the next few days. Then it goes quiet. A few weeks pass by, then months and still you're no closer to selling than when you first started. Even worse scenario, your buyer pulls out just before the closing is scheduled to take place.

Deciding to sell your home with a realtor can be a rather long process. The expenses are substantial, especially when you factor in the estate agent's fees as well as the added house payments and legal fees you will probably have to pay while you wait for your current property to sell. If you don't get a fast property sale you risk losing out on the home of your dreams too. In these tight circumstances, no wonder moving is perceived as one of life's most stressful adventures.

There are mainly a couple of alternative options to selling your home with a realtor. The first is to sell direct online. The other option is finding a company that will buy homes direct. Such companies advertise cash for property offers on the web or in the newspaper. You will find disadvantages and advantages associated with each one of these methods.

Hundreds of people sell their property in the UK privately. You save on realtor costs, which could be as high as 3%, and you get to control the transaction. You also won't have to buy a Home Information Pack from the Government when they become required in the summer of 2007 (due to the fact that private sales are exempt). There are some disadvantages to think about. If you're advertising on the web, and really need to sell quickly, you'll be devoting a lot of time to advertise the home. You will need to register on several internet sites, to increase your chances, write-up a detailed description of your property and post it on the sites with resized photographs. You'll then have to deal with all of the inquiries directly and spend a great deal of time coming up with answers to help sell the property to the inquirer. You'll also continue to be open to the risk of not finding a buyer fast or the risk of broken chains and possible buyers backing out at the very last minute.

The other option is getting in touch with companies who work with providing quick property sale services. You will receive an offer from them, typically a day or two after, and the sale takes much less time to finalize. It won't matter about the condition your home is in, and you don't have to try to 'sell' the home to the buyer either.

You do need to be prepared to accept a lower offer on the property. These companies will, in exchange for a fast home sale, buy at discounts of between 10% and 20%. As long as you're willing to compromise on price, you'll have an immediate sale and, more importantly, one that goes smooth.
