How To Attract 95 Percent Buyers To Buy Your House

Higher interest rates always lead the housing market to become buyers market. This is because buyers pull out of the market leaving a relative oversupply of houses to sell. After the recent rise in rates, it is more difficult to sell the house than when rates were lower.

Following steps will make sure that you get more buyers interested in your property than others in your area. You can even sell and rent back, if you have a buyer but no where to go yet.

1. The first and most important step is to start viewing the house not your home but a product that needs to be marketed. This will be difficult thing to do initially especially if you have lived here for a while and have memories attached to it. This may take some time. But to get the best possible price for your house, this is an important step.

2. Consider getting a professional surveyor to inspect the house. Since this is not official survey, it need not be thorough and expensive. This step can uncover any potential problems early on and help you prepare accordingly. There is nothing worst than buyer pulling out at the last moment or start haggling over the price at the last moment. Such step demonstrates your thoroughness and attention to detail and send strong positive signals to estate agents as well as potential buyers.

3. Nothing beats preparing your house physically. Stand back and look at your house objectively. Would you buy this house? You have lived here a many years – so you may be as impartial as you should. Ask your neighbors or invite your friends and siblings for their views. Do not ignore your estate agent’s opinion – they look at houses all day long. Go around to similar house in your area pretending to be potential buyers and take notes of best features. This will also give you an opportunity to suss out what you will be up against. Remember, any enhancements to your house neither need to be excessive or expensive.

4. If you make the effort of ensuring that your house stands out better than other similar properties in the area than buyer will pick your property. Ensure that your house gives fresh and clean look. A thorough coat of neutral paint or wallpaper, clean carpets, tidy garden and other basics like that can do the trick. Severance of any emotional attachments you achieved in the first step will help you to prepare the house for others to appreciate. It is always best to go with neutral decor over any strong personal tastes.

5. Many people do not like doing DIY around the house. If you are an enthusiast and there are any incomplete projects, make sure to complete them in time. Many people moving their home prefer not to budget for any major maintenance, for 2 or 3 years at least. If there are any untidy cables hanging from the ceilings or unfinished garden shed then sort that out before you start loosing any potential buyers.

6. Depersonalize your house. A few family pictures is fine but if the house is almost a shrine to family memorabilia, then they may find it hard to visualize themselves living there. We have seen houses that display their children’s trophies, pictures, granny’s needlework displays and all sorts of other things.
