How to Find What Your Home is Worth

When it is comes time to sell your house there are a few different ways you may consider to get the amount you see fit. You can do it yourself, ask a home professional, or get the property evaluated. The best and most formal approximation of a property’s market value is done through an real estate appraiser. An appraiser will look over the property top to bottom and inside and out noting several different things. He will take into consideration location, view, age, and basements, just to list a couple. Following the field inspection of the property, the appraiser will write a detailed report. In his report he will contrast your property to at least two or three other homes which have been recently sold. The houses used for comparison are very comparable in size and location to your property. Then the appraiser will make adjustments to the value of your house based on its characteristics in regards to the comparable homes. Don’t forget that some things you would think increase the value of the home might not at all. One example of this is above ground swimming pools because they are that of personal property and can be removed at any time. On the other hand an in ground pool will most likely add the home’s worth in addition to large porches and central air conditioning systems. Being a very intensive process, what most pay for an appraisal is about $350. Most appraisers will quote prices over the phone but others will not because it can be hard to quote a price without seeing the knowing all details of the assignment. Getting an appraisal is a wonderful idea; however it is very much recommended that the homeowner do his or her own research. Make an effort to educate yourself on your market and experience a few open houses to make comparisons. You especially might want to pay attention to is the market itself. Does it seem like a decent time to sell? Or are homes in the subdivision selling for less than their value? Before you make the decision to sell, watch the market for some time and look for any trends. If you are going to get an agent make certain to meet with more than one to make certain you are getting the right price. If you decide to get an appraisal and then go to one agent it is possible they will think you are asking too much, while a different agent might agree with you.
