New Types of UK Mortgages

New Mortgage Types in the UK

UK mortgages have recently changed. It wasn't long ago that, mortgages were only available to a man with family and a dependable income. Everyone else would rent.However in recent years the UK mortgage business has matured. Lenders are willing to provide mortgages just for everyday people who don't fit the past mortgage borrower description. The following is a list of the new mortgages available.

Parent help mortgages are becoming more common. Many people, such as first time home buyers, have a hard time budgeting for a mortgage. Their salary may be too low. Or they may have too much debt to qualify. A mortgage guarantor is someone who commits to being responsible for the mortgage payment. If the person who took out the mortgage loan does not pay then the guarantor will continue with the payments. Generally the one who guarantees the mortgage is the father or mother of a young buyer. Or it can be another close relative. Or maybe even a close friend.

Mortgages were originally designed to only be for people with families and a steady job. They would then pay the loan over the course of their career. Usually a 30 or 25 year mortgage loan would extend to retirement at 60. Anybody older than age 40 had difficulty taking out a home loan. The system didn't believe that they would pay off their mortgage loan prior to retirement. Anyone who was already retired would not be able to get a mortgage. But that's not how it is anymore. Now it is quite possible for older people or the elderly to take out a mortgage. Most lenders are pleased to help them, and mortgages for the aged are fairly common.

An equity release home loan is intended for those that already bought a house, but are in need of money and want to raise some money. They're particularly aimed at the elderly who need to pay for retirement costs and nursing care. There are many types of equity release mortgages.

Be cautious if you're considering this type of mortgage loan. They aren't often recommended by some experts that claim they are unsuitable for most homeowners. If you have got money problems there are many other things you can do to raise money.

Another new mortgage type that has come up in the UK is called the Sharia compliant mortgage. There is a large and growing group of Muslims living in the UK. However, Islamic law says that the payment of interest is prohibited. For Muslims in the UK, this has led to a difficult position. They either have to live in rented accommodation or they can go against what they believe and get a regular UK mortgage. To approach this problem Muslim Imams have agreed to certain types of home loans which were exclusively created for Muslims.

Remortgages for people with poor credit records are very common. A lot of families who have a home loan later have poor credit. They don't realize it's a problem until they go to Remortgage. In the past, mortgage lenders would have rejected their request for a new home loan. Today lenders are happy to provide them with a new mortgage. The drawback is that the borrower pays more money due to the fact that they're higher risk.
