Sell and Rent Back - A Flexible Property Rental Solution in the 21st Century

Purchasing a home by taking out a mortgage is the single greatest financial commitment that most people will make during their life. Many are able to manage to pay the monthly mortgage repayments. Some people may experience lifestyle changes (financial difficulty, seperation, redundancy) that make the mortgage payments stressful to deal with. It's when things like that happen that the choice to sell a house to rent it back might become useful. The sell and rent back solution can provide homeowners with the option to sell their property and then rent it back from the buyer on a long term basis at a fitting price. There are some buyers who even offer the chance for the initial owners to re-purchase the home at a later time. This is a helpful solution for those that would prefer to stay in their house as well as remain free from debt.

Generally, property companies that are providing this option take care of all administrative and legal fees themselves. The rent charged normally is kept to a rate that's affordable and is typically set at less than the current mortgage payments. What attracts sale and rent back strategies in the UK is because of several factors:

The sale itself is quicker than average to go through. This is because the property professionals use solicitors who devote their time to get the sale through fast. The buyer often will purchase the property using cash, which also can speed up the entire process.

The sell and rent back arrangements appeal mainly to those that are susceptible to potential repossessions. Lenders are going to have different procedures, but on average they repossess the property around two or three months after arrears start. Companies who offer rent back services can show you how stop a repossession by guiding you through the legal steps and advising you on how to defer the eviction. They even finalize the process before the eviction happens.

The sell and rent back process is additioanlly appealing to a much wider group such as those that would like to release home equity. Many homeowners are lucky enough to have ridden at least one property boom cycle and accumulated a good amount of money in the form of equity in their properties. A lot of the traditional equity release schemes are inflexible and high-priced. A buy to rent back option can bring an effective solution in such cases. Unlocking the equity by selling and staying in the home warrants the freedom for many to travel around the world, better their lifestyle quality or perhaps buy a vaction home.

Other people that may profit from this option are the ones planning to move overseas. A routine issue for those that are emigrating is selling their home at the right moment. The challenge begins when their visas are issued and their new home is waiting but their House in the UK is not sold. By selling the house and renting it back this brick wall can be handled earlier in the process allowing a smooth relocation. Two other groups of people that may think about the rent back option are those filing for divorce or suffering an illness. As part of a divorce agreement it's typical for one party to want to live in the family house, but may be lacking the income to pay the mortgage repayments. Electing to sell the property and rent it back at an affordable amount could be the ideal solution for this situation. A sell and rent back solution also secures the property in difficult times when ill health brings a loss of wages. Rental payments could be paid by the equity released from the property and, should the financial condition improve, there's the option to re-purchase the house sometime in the future.
